The Proposals
We are exploring opportunities to enhance and strengthen the retail offer by bringing forward approximately 55,000 sq.ft of new commercial floorspace in two configurations. The options include a single larger retail unit capable of accommodating a major retailer or business, or three smaller units that could support a mix of occupiers.
Both options are designed to attract investment into the local economy, improve consumer choice and help ensure the centre remains a vibrant and attractive destination for residents and visitors. At this stage, no final decision has been made, and we are seeking feedback on the approach stakeholders feel would best meet local needs while supporting the long-term success of the site.

Option A
A single retail unit of c. 55,000 sq.ft, which could be occupied by a large retailer or business.
A unit of this scale could attract an established national or regional brand seeking a significant presence in the area, helping to broaden the retail offer at Lesley Bloomfield shopping centre.
The design offers the flexibility to tailor the internal layout to the occupier’s operational requirements and could enable the occupancy of a new flagship brand capable of drawing new visitors from across the area.

Option B
Three units (c. 18,000 sq.ft each; split over the ground and first floors) which would enable multiple business occupancy.
Multiple units create opportunities for a diverse range of retailers and businesses to occupy the site. The smaller unit sizes could appeal to a broader mix of operators, helping to diversify the shopping experience and provide greater flexibility in responding to market demand.
Multiple occupiers could encourage a varied customer experience, with different businesses complementing one another and increasing customer experience. This approach may also allow tenancies to be occupied at different times, providing flexibility as market conditions and tenant requirements evolve.
